Purchasing a home is most likely the biggest and often the best investment that you will ever make. Why not make that investment now?

If you are saving up with the goal of getting your dream home within the next two to five years, the following ideas could help you buy your house sooner than you planned.

* Buy from a motivated seller. A motivated seller is someone who has a house he or she wants to get rid of quickly. It could be that the owner was unable to sell the house on his or her own or that, even though the house was listed through a real estate agent, it just didn't sell. Because only about 5 percent to 10 percent of sellers are truly motivated, you may need to relax your must-have requirements in a house.

* Find a seller who doesn't need cash upfront. Most sellers will need the money from the sale of their home to buy their next home. Instead, look for someone who has already bought his or her next house. Vacant properties or homes that have been rental properties also are good candidates. By looking for properties like these, you'll be working with sellers who are more likely to wait to get their money.

* Structure your offer as a lease purchase. Instead of buying right away, offer to rent the home for four or five years at a set rate. This will help the seller cover the current costs of the property while giving you the ability to live in your home now, continue to save for the down payment and then buy the home when you're ready. Make sure you're offered the option to buy the home at or below today's value. If the seller is not willing to go along with this, then look for someone who is more motivated to sell.

See if you can get the seller to give you a credit toward the purchase of the home for each month that you pay rent.

Using these ideas, you'll be able to buy that special house this year rather than waiting another two years or more. If the home you get is worth $200,000 today, then at a 10 percent appreciation rate, you could make an extra $40,000 or more simply by getting into the real estate market years ahead of schedule.

The real estate market is hopping and houses in your neighborhood are selling like hotcakes. You, however, are stuck owning the house that won’t sell.

We first need to get some common anxiety issues out of the way. There is no curse on your house. Real estate agents are not conspiring against you. Home buyers are not tasteless idiots. Well, not all of them. If you’re stuck owning the house that won’t sell, there has to be an identifiable reason and you should be able to find out what it is. This is particularly true in the current real estate market.

The single biggest and easiest issue to address is the price of the home. Simply put, are you being reasonable when it comes to price? What are the comparable home sale prices in your area and how does your price compare to the sold houses that most resemble the condition of yours? If you are asking for more than similar houses, finding a buyer is going to be difficult. Remember, the issue is the appraised value, not what you subjectively think your home is worth.

One area where people get into trouble is improving beyond their neighborhoods. This occurs when you pursue home improvements that add substantial value to your home, but can’t be supported by the surrounding houses. For example, assume your home and those around it all appraise in the $250,000 to $285,000 range. If you redo kitchens, bathrooms and add a full second story to the tune of $150,00, your probably think your home should be worth roughly $400,000. This is incorrect. Nobody is going to buy a $400,000 home in a $250,000 neighborhood. In such a situation, your best bet is to hold on to the house and pray the neighborhood appreciates over time.

If price isn’t the issue, you need to objectively evaluate how your house is different from those in the neighborhood. Ask a realtor to come take a look at the house and offer suggestions. If all else fails, hire an appraiser to come appraise the house and pay very close attention to the report.

Finally, one of the biggest problems I see with houses on the market is a lack of charm. It may sound superficial, but you want a potential buyer to be able to see themselves in the home. Don’t strip out personal or charming items. Instead, add flowers with a nice fragrance, plants and so on. Buyers are looking for a nice home, not a set of hospital rooms.

There are a great many factors that have to be addressed when it comes down to resale value on property. Before making any hasty decisions - do your homework because you can never judge the book by the cover.

Picturesque scenery or industrial surroundings are important matters that can affect the resale value of your home. Size of the backyards are normally found to be a lot smaller in modern homes than in properties built in the days gone by,  however, do not lose faith you can still find a decent sized front and back courtyard in smaller properties.

Over-landscaped property is a no go. You would normally expect to pay a premium for this of which you may struggle to claim back when you sell. Best resale values come with premises that are moderately landscaped or under-landscaped. If gardening is your forte then add your own shrubbery bushes and trees.
Houses in residential areas will vary in size.  If resale value is an important issue then opt away from buying the largest building in that particular part of the town or village. When determining market value the homes directly aside to yours can hamper a buyers decision so if you buy a small or medium house in that location the larger homes can help pull up your value.

Purchasing property in a more prestigious neighbourhood may provide more financial rewards.
Stick to buying property in the size of three to four bedrooms which are the most popular among first time homebuyers. When it comes to the resell deal you have more chance of attracting offers because of the size. Look out for his and her bathrooms - in other words two washrooms. Walk-in spacious closets are extremely desirable in the master bedroom.

Always check out closet space - more space more money in your pocket when you come to selling. Resale Value will increase with a joining garage or conservatory
Have the utility/laundry room located somewhere convenient on the ground floor of the house. Kitchens are about a person`s personal preference but the bigger the better. The serving of meals made easy - is to look for dining and eating places that are adjacent to the cooking area.

Look for easy access to the back yard from the kitchen if you like to entertain in the garden with barbecues. Swimming pools nowadays can deflate the resale price due children and the danger risks. Children should never be left unattended by water. Common sense will help you decide on what priorities come first to help hold the homes resale value.

Most people who set out to buy a home, be it house, townhouse, condo, apartment, or mansion on a hill, know they need to have a lender letter in hand saying they are qualified for a loan. What most “civilians” (people not in the real estate business) don’t realize is how much the value of a lender letter varies.

Let’s look at some of the general ways a lender letter varies, which sort you want, and how to present it to a seller to put you in the best possible position to buy that seller’s property. If you’re working with a broker, he or she will coach you in these matters. If you’re shopping on your own, and especially if you’re looking at FSBOs (for sale by owner properties), you need to know this stuff.

Lender letters come in two general types, pre-qualification letters and pre-approval letters. The bold print on the page may call it one thing, and when the letter is read, it actually proves to be the other, so pay attention. A pre-qualification letter is weaker than a pre-approval letter.

Pre-Qualification Letter

The weakest pre-qualification letter basically says that “if everything the borrower has told me is correct, he/she is eligible to borrow $XXXXXX.” All you really have here is the buyer’s word paraphrased by a lender. Unfortunately, there is an old adage in real estate that “buyers are liars”. This is well known, so presenting this type of a letter tells a seller you are not in a very strong position with the lender.

A stronger version says “I have looked at an ‘in file’ credit report, and based on that and what the borrower has told me, he/she is eligible to borrow $XXXXXX.” This is still not great, but it is a step in the right direction.

Pre-Approval Letter

The pre-approval letter says “I have checked this person’s credit reports, seen all necessary substantiating materials relative to income…assets…etc., and my firm is committed to making a loan subject only to receiving a copy of a contract to purchase and the property’s appraisal for the contract price or higher.” The letter may not say it, but it is also subject to the underwriting process that includes looking at updated credit information. Regardless, this letter carries a lot of power and sellers will be very happy to see you.

A Word to the Wise

The above discussion of lender letters brings up something you should be keenly aware of as a buyer. Your credit must not change in any substantial way between the time you first apply for a loan and the time you go to settlement on your new home.

If you’re buying waterfront property, do not go out and buy a boat until after you’ve closed on the property. I once saw someone make this mistake and almost lose the property purchase because of it. He had to quickly find a new lender and accept a higher interest rate to keep the deal from going south.

If you’re moving from a small condo to a larger place, there’s the temptation to run right out and buy more furniture for your new quarters. Fine. Just wait until after you’re the proud new owner.

If you are serious about buying a home, a lender letter is a key part of your negotiating ammunition. To save yourself a lot of aggravation during escrow, get a pre-approval letter before you go house hunting.

Most commercial property owners, even those who use professional accountants, fail to take advantage of cost segregation, a tax mechanism that could generate substantial savings in federal income taxes.

While most accountants are familiar with the approach, some are hesitant to recommend it without a documented analysis of correct depreciation amounts. The numerous intricacies of IRS designated building components make it difficult for some accounting professionals to be cognizant of all applicable items on a specific property. CPAs recognize that in order for the client to fully benefit, it is usually necessary to seek a real estate specialist to provide an independent report supporting the owner’s depreciation schedule.

Although it is vastly under-utilized, cost segregation is no wildly speculative accounting tool. In fact, the American Institute of Certified Public Accountants’ National Journal of Accountancy has published numerous articles in support of cost segregation.

Cost segregation identifies applicable components and establishes the value and correct time line for depreciation. Under typical circumstances, depreciation is spread out over as long as 39 years. However, cost segregation applies depreciation to parts of the property in 5-,7- and 15-year increments. This acceleration in depreciation time reduces the income subject to federal taxes. This method does not dictate alternative minimum tax issues.

Professionals Prepare Detailed Reports
To perform a cost segregation analysis, initially the building’s cost basis for construction, renovation and repairs is reviewed. A technician goes on site to take detailed measurements and observe the quality and condition of the property. After the site visit, he or she calculates the value of the property using widely accepted pricing resources and local economic conditions.

A cost segregation study produces a professional document that is backed by careful research. The results are summarized in a detailed report, documenting the amount of 5-,7- and 15-year property that qualifies for short-life depreciation.

Real estate appraisers or engineering firms typically have the knowledge to perform the detailed cost segregation studies, frequently at the recommendation of the owner’s tax preparer. Preparing the study requires expertise in evaluating real estate and complete command of the regulations that detail these depreciation options. Internal Revenue Code regulations outline approximately 130 categories of property, which qualify for shorter lives.

Cost segregation regulations contain a lot of variables that are not necessarily intuitive. The 5-year property includes items such as carpet and vinyl flooring. Seven-year property may reflect signs and parking lot striping. Fifteen-year property encompasses paving and landscaping.

Many CPAs Recommend Cost Segregation

Most property owners instinctively believe their CPAs are performing cost segregation for them, but research has suggested that this tool is used only 5% - 10% of the time. CPAs and other tax preparers may not routinely perform the study because it involves real estate appraisal methodology and specialized knowledge outside the scope of a typical tax practice. Even though cost segregation may be unfamiliar territory to some accounting professionals, it is highly praised by many accountants.

“Cost segregation is a powerful and necessary part of accurately calculating depreciation for real property,” comments CPA Bill Bandy of Blakely and Bandy, a Houston-based accounting firm. “A properly prepared study is invaluable to me as a CPA because it provides reliable support for preparing the depreciation schedule and reducing my client’s taxes.” Recent changes in tax regulations make cost segregation more attractive and allow it to be implemented years after the completion of a real estate purchase.

How Does It Work?

Historically, most depreciation schedules are split between land and long-life property. Long-life property depreciates over 27.5 years for apartments and 39 years for most commercial properties. A cost segregation study can typically allocate 20% to 40% of the improvement basis to short-life categories, and sometimes more.

High-income owners typically pay a 35% federal tax rate on ordinary income and a 15% rate on capital gains. The mechanics of reporting the gain on a sale usually allocate most of the gain to capital gains, which is taxed at 15%.

A cost segregation study actually reduces the amount of long-life property, which is recaptured at 25% by allocating more of the basis to the 5-,7- and 15-year property. If cost segregation is utilized from inception until a gain on the property is recognized, it can reduce the federal tax rate from 35% to 15% for most investors. The exceptions are C corporations, which pay the same tax rate for either ordinary income or capital gains.

How Much Can It Save?

A recent client of the firm realized a payback ratio for the first year savings at 4:1 and the payback ratio for the first five years at 20:1.

Who Prepares Cost Segregation Studies Today?

Appraisal and engineering firms, Big Four firms and spin-offs of Big Four firms are the primary providers of cost segregation studies. Some accounting firms offer the service but frequently outsource the actual report preparation to an appraisal or engineering firm. With the introduction of new providers, the price gap has widened between very low cost analytical studies and much higher large firm rates.

Do All Properties Benefit From Cost Segregation?

Cost segregation is typically effective and financially feasible for properties that have an improvement basis of $500,000 or higher.
Properties with a great deal of site-improvement, including landscaping
and parking, generate great results.

Cost segregation can be performed for properties anywhere in the United States. It is effective for apartments, office, retail, industrial, self-storage and many special use properties.

“Clients expect us to seek out and utilize tools which will minimize their federal taxes,” says CPA Sheldon J. Donner of Donner Weiser & Associates, P.C., an Atlanta-based CPA and consulting firm. “Cost segregation is an appropriate, conservative and cost effective tool to substantially reduce federal and state income taxes. Our clients have been extremely pleased with the results.”

When Should I Obtain A Cost Segregation Report?
“We routinely obtain a cost segregation study after purchasing an investment property,” said Jeff Harris, chief financial officer of Boxer Properties, a national property investment firm. It typically makes sense to obtain a cost segregation report the year a property is purchased or built. Property owners who purchased or constructed property after 1986,often can benefit substantially by recouping previously under-reported depreciation without filing amended tax returns.

The phenomenal real estate boom of the past several years has not been confined to sales of primary residences alone. Sales of second homes also have ratcheted up dramatically as vacationers and investors look to snap up these properties amid the lure of low mortgage rates and rapidly increasing home values.

According to a study conducted by the National Association of Realtors, 2.82 million vacation home purchases were made in 2004, up 16 percent from the previous year.

With the rising demand, prices also escalated; the price of a typical vacation home increased 21 percent from 2003 to 2004, about twice the rate of appreciation for the overall home market.

In addition to vacation homes, sales in the second-home market were bolstered significantly by those searching for steadily appreciating investments. Nearly 25 percent of all homes purchased in 2004 were done so for investment purposes - a 14 percent increase from 2003.

Flip it! Ah, the American Dream to the road to riches. The goal is to find a decent to nice neighborhood with one home that can charitably be considered to have a lot of “character.” Translating this infamous real estate term, the place is a dump and needs lots of work. Homebuyers can be suckers for these homes. They tend to see a low price when compared to the rest of the neighborhood and think they can make a killing when they fix the home up. This can, in fact, happen, but you must be very calculating.

Can you make a ton of money flipping fixer uppers? Yes and no. If you can do the work yourself, the profit potential is much better. If you must hire contractors to do it, you really need to take a moment and break out the calculator. Many people fail to do so and regret getting into a fixer upper.

One of the place people make mistakes with fixer uppers is failing to consider code requirements. The “code” refers to regulations requiring the use of certain materials and products in a home. Many older homes are not in compliance with code requirements, but often do not have to be as long as nothing is changed. If changes are made, however, the code can become a problem.

For instance, assume you make some change to heating or air conditioning in the home. In an older home, you may be forced to also update all of the electrical wiring. The same goes for plumbing where older pipes may need to be replaced with new ones to meet code. Obviously, these can be expensive fixes and run your cost in upgrading the home through the roof. What was one a tremendous real estate deal quickly becomes a money pit.

Flipping a home that needs some cosmetic repairs can be very profitable. If you do not understand the full costs associated with the upgrade, however, it can become an emotional and financial nightmare.

6 Key Factors Successful Vacation Rental Owners Always Use

If you are going to spend money advertising your vacation rental property on vacation rental websites, you want to make sure it is a success. Here are 6 things you can practice which will help ensure you receive the most "bang for the buck".

1. SET RENTAL RATES APPROPRIATELY - If you want your vacation property to rent, you must be realistic, optomistic, but not greedy! Set realistic rental rates for your property and ensure that the rates are correct on the site(s) your listing and regularly reviewed as the market changes. Search for comparable properties ("comps") in the same location as yours. Only charge a premium if your property has some distinct features. And, be willing to discount your property on occassion as needed. In this business, if you lose money for a week long rental, you can't make that up!

2. CHECK E-MAIL REGULARLY - When using an internet vacation rental property website such as http://Rentals2Remember.com or http://eVaca.com, remember your users. They are typically Internet "savvy" and probably check their e-mails frequently...especially if they have requested some info. Also, be sure your phone number is listed on sites that allow you to as sometimes people choose to just call you directly, so be sure to check phone messages.

3. RESPOND IMMEDIATELY - Vacation goers usually see a few properties that are of interest to them and then contact those owners. The faster you respond, the better chance (most of the time) you have of winning them over. There have been times I have rented properties in the past and because it took an owner 24 hours to respond, I had already chosen another property. A timely and efficient response gives the renter confidence that the rental experience will follow suit.

4. YOUR LISTING SHOULD BE ACCURATE AND COMPLETE - Be sure that your listing details are kept up to date and are complete. Review your online listing frequently to be sure that your contact information are up-to-date. Also, be sure that it is accurate on the description of your property and its amenities. This will help you with repeat customers, but will also keep you out of trouble with rental contracts or laws in regards to such things.

5. GREAT PHOTOS - It is true what they say, "a picture speaks a thousand words". Remember, renters are considering staying at your rental based (most of the time) solely on your pictures and your word. The more pictures to help them be comfortable with the decision, the better. Here is how I look at it. If you were going to buy a used car, would you do so over the Internet without a good look at the outside/inside of the vehicle, the engine, etc. Not exactly the same, but you get the picture. The more pictures and the prettier, the better. Be sure to have pictures of your rental amenities such as a pool, the beach, a mountain view, the lake or a golf course - these are top vacation rental sellers!

6. BOOST YOUR EXPOSURE - There are many "hot spots" for vacationers throughout the world. Before we owned property, my family used to head to Destin every year, usually twice. There are thousands of vacation rental properties in the Destin, Panama City Beach area. In areas like this, boost your exposure by getting to the top of your sites search engine. If it costs you $20, $50, even $100 to do so but that gets you one extra rental a year, that makes it more than worth it.
